What the numbers mean
Loan to value
The mortgage compared to the property price, as a percentage. A £250,000 home with a £25,000 deposit is a 90% loan to value - and the lower that percentage, the better the rates get, because the lender carries less risk.
Repayment vs interest only
Repayment chips away at the loan itself, so you owe nothing at the end of the term. Interest only keeps payments lower, but none of the capital is repaid - the full amount is still owed at the end, and you need a credible plan to repay it.
Paid over the term
The total you would pay over the whole term at the rate you set. A longer term means lower monthly payments but more interest overall - getting that balance right is part of the advice.

What interest rate should I put in?
If you already have a rate in mind - from an existing mortgage or a product you've seen - use that. Otherwise leave the default and treat the result as a rough guide: the rate you are offered depends on your deposit size and credit history, and specialist lenders price differently from the high street.
Does using the calculator affect my credit score?
